For obtaining the Turkish citizenship and a passive income in USD
TURKISH CITIZENSHIP BY INVESTMENT + yield of 5% p.a.
All apartments within the hotel, are suitable for the citizenship by investment program. The owner of any apartment and their family (spouse and minor children) receive the Turkish citizenship within a few months after their purchase.
In addition, the investor receives a fixed income of 5% yearly in USD for 3 years, guaranteed by the hotel, regardless of external factors such as season, occupancy and etc.
Once the 3 year period ends, the investor has 2 options:
1) Independently manage the apartment (reside or sell)
2) Sign a new contract with the hotel to receive income through the rentpool system (dependent on the occupancy of the hotel).
During this time, the investor does not bear any operating costs – just simply receives a profit.
The owner of each room has the opportunity to reside there, as well as to rent it out.

1. How is the sale transaction done?
You choose the type of hotel room you want for the investment, sign the sales contract, pay for the selected room in any way that is convenient for you.
2. Is the hotel already built?
Yes, the hotel is now operating for over a year.
3. Profit is guaranteed for how many years?
The hotel guarantees a fixed profit for 3 years. After that, one can either stop renting out the room or continue working with the hotel in the rentpool format (where income will depend on the average occupancy of the hotel).
4. Can I reside in the apart-hotel room myself?
Yes, you can live in the apartment yourself without renting it out. However we recommend for these to be purchased as investment properties.
5. What additional expenses will I acquire while closing this deal?
All fees (registration fee, taxes, etc.) make up 4% from the purchase amount and are paid by a separate transaction.
6. Will I pay any taxes?
Taxes make up around 20% of the income amount. (Turkey has the progressive tax scale, in which the tax percentage depends on the income amount).
The hotel calculates the tax amount and sends it over to the Turkish government on behalf of the investor. The investor receives profit after the tax has been taken out.
